Peculiarly designed Vancouver condo sold for way under assessed value

A downtown Vancouver condo that saw attention on social media due to some interesting design choices recently sold.

Located at 1568 Alberni Street, the condo was assessed at $2,765,000 but sold for almost $1 million below that.

The most recent listing, which went up earlier this year in July, had an asking price of $1,990,000. However, that number doesn’t tell the whole story.

This property was first listed in September 2023 for $2,700,000. It was cancelled that December before being listed again the following March for $2,699,000. That listing was terminated in April 2024 and listed again the same month for $2,880,000. That listing didn’t attract a buyer and was terminated in July.

It was relisted the same day for $1,990,000 and sold for $1,800,000 after 137 days on the market. In 2023, it originally closed for $2.6 million, representing a nearly $1 million loss.

Daily Hive Urbanized published a story about the property when the July listing went up. In that story, we cited the attention the property was getting on social media because of how the living room and kitchen were set up.

According to the Dracco Pacific Realty listing, the downtown Vancouver condo offers 1,131 sq ft of overall space, two bedrooms, and two bathrooms. The listing refers to the space as “the pinnacle of cosmopolitan living.” It also describes the kitchen as showcasing “opulence and functionality.”

The approximate monthly payments for this condo, based on a 20% down payment on a five-year fixed mortgage, would be just over $8,000.
