lululemon founder Chip Wilson’s Vancouver property now valued over $82M

Vancouver billionaire Chip Wilson once again has the highest-valued residential property in BC, which has now surpassed $82 million.

That’s according to the recently published BC Assessment for 2025, which reflects the market value as of July 1, 2024.

“Across the Lower Mainland and throughout BC, the overall housing market has generally stabilized in value for a second consecutive year,” stated BC Assessment Assessor Bryan Murao, in a release. “Most homeowners can expect only modest assessment changes in the range of -5% to +5%.”

Here’s a list of the top five priciest homes in the province, according to the 2025 BC Assessment.

  • 2025 value: $82,664,000

Chip Wilson, the founder of lululemon, is known for this iconic waterfront property, which continues to be the most expensive house in the province. From 2024 to 2025, the property’s total value saw an increase of $899,000. This year’s assessed value is $82,664,000, up from $81,765,000. Last year, Wilson’s home made headlines for the signs he put up ahead of the BC election.

  • 2025 value: $70,415,000

Multiple homes on Belmont Avenue topped the list of most expensive properties for 2025. With 10 bedrooms and 16 bathrooms, this one was the highest-valued at $71,739,000, up from $70,415,000 in 2024.

  • 2025 value: $57,526,000

The value of this BC private 770-acre island dipped slightly from its 2024 assessment, but it comes in as the third priciest property in the province. According to BC Assessment, the home on the island was built in 2008 and has four bedrooms and five bathrooms.

  • 2025 value: $44,122,000

This property is the second most expensive on Belmont Avenue, and the fourth highest-valued in BC. It saw a modest increase from its 2024 assessment, with its land value increasing from $26,888,000 in 2024 to $27,157,000 in 2025.

  • 2025 value:  $42,943,000

Another Point Grey Road property topped BC Assement’s 2025 list and it’s located a few doors down from Wilson’s home. However, this property’s overall value only increased slightly by $6,000.

In its news release, BC Assessment noted that for the Lower Mainland region, “the overall total assessments have generally remained flat from about $2 trillion in 2024 to $2.01 trillion this year.”

It added that nearly $27 billion of the region’s updated assessments derive from new construction, property rezoning, and subdivisions.
