A Vancouver church on the market for the first time in nearly a century has seen a recent drop in asking price, but it will still cost you a pretty penny.
Located on 4397 West 12th Avenue, Vancouver, the former West Point Grey Presbyterian Church is currently listed for $8.75 million.
This reflects a huge difference from when Colliers Canada first listed the property this spring for $10 million. However, the most recent assessed value is pegged by BC Assessment at $7,682,200, which is lower than the asking price.
Colliers Canada describes the 4397 West 12th Avenue property as an “opportunity to own a large multiplex development site located in the sought-after West Point Grey neighbourhood.”
The church sits on three lots on the northeast corner of West 12th Avenue and Trimble Street, close to UBC and within walking distance of the Point Grey Village Shopping District. The total lot size measures just over 12,000 square feet.
Potential purchase scenarios include single-family development with three legal lots, duplex or multiplex development with up to 12 units, owner-user and retention of the existing structure, or heritage restoration and potential for adaptive re-use with massing of residential density.
The wood-frame church was constructed around 1927 and expanded in 1940. The building, which is not designated as heritage, includes a 200-person capacity sanctuary, offices, kitchens, multiple preschool halls, and a lounge.
Listing agents for the property also highlights the potential UBC Skytrain line as a major feature.
