Local developer Mondivan Group is proposing to build a 21-storey mixed-use tower at the southwest corner of the intersection of Arbutus Street and West 5th Avenue in Vancouver’s neighbourhood of Kitsilano.
This is for the property of 2110 West 5th Avenue, which is located just south of the West 4th Avenue retail strip and about a five-minute walk north from the future SkyTrain Arbutus Station and 99 B-Line bus exchange.
Records show the property changed hands in a deal worth $20 million in October 2023. Currently, the property is occupied by a 1967-built, two-storey structure with 28 apartment units.

Designed by Office of McFarlane Biggar Architects & Designers, the rezoning application indicates this project would have 160 secured purpose-built rental homes, including 127 market rental units and 33 below-market rental units, based on the City’s Broadway Plan’s requirement of setting aside at least 20% of the rental residential space for below-market units.
About 35% of the units are sized for families, defined as units with at least two bedrooms; the unit size mix is 44 studios, 59 one-bedroom units, 41 two-bedroom units, and 16 three-bedroom units. Residents will have access to various shared indoor and outdoor amenities, including an entire amenity floor on the 21st level.
As well, the building introduces more neighbourhood-serving commercial uses to the residential area, with 2,200 sq ft of retail/restaurant space on the ground level fronting Arbutus Street.
The total building floor area will reach about 122,500 sq ft, establishing a floor area ratio density of a floor area that is 6.8 times larger than the size of the 18,000 sq ft lot. Three underground levels will contain 50 vehicle parking stalls and over 300 secured bike parking spaces.
